Mortgage Fraud Report Search

The Mortgage Fraud Report combines a number of powerful searches into one easy-to-use report helping you to detect fraud before it affects your bottom line. Features of the report include an LexisNexis® InstantID® Consumer Verification search, an OFAC (Office of Foreign Assets Control) search, an employer validation, an address history search, and a history of the subject property.

Before you begin this task:
  • Depending on your product subscription, you may not have access to this search.
  • Your DPPA (Driver’s Privacy Protection Act), GLBA (Gramm‐Leach‐Bliley Act), and DMF (Death Master File) permissible use selections appear at the bottom of the form. Click the links if you need to change your permissible use selections before you run a new search.

The Mortgage Fraud Report search combines a number of powerful searches into one easy-to-use report that allows you to detect fraud before it affects your bottom line. It verifies the input information using sophisticated multi-source data comparisons to maximize accuracy.

Features of the report include an InstantID identity verification search, an OFAC search, an employer validation, an address history search, and a history of the subject property.

This form allows you to complete the following actions:

  • You can enter information for up to two subjects (for example, buyer and seller, or buyer and appraiser).
  • You can enter property history for one property.
  • You can copy previously-entered information into other sections of the form. Click the copy link.

The following searches are available:

InstantID Search
This search works best if you follow these guidelines:
  • Boolean search characters are not accepted for this search request.
  • When you search common names, complete as many fields as you can to avoid large result sets.
  • Fields that you must complete are indicated with an asterisk (*).
Employee Validation
This search validates whether the business the subject has entered is a recognized business. This search works best if you enter information into all required fields.
Address History and Property History
The Address History and Property History searches combine deed transfers, tax assessor records, and mortgage records.

These searches work best if you follow these guidelines:

  • Enter information in at least one field. When you enter information into multiple fields, your search precision increases.
  • To search more broadly, complete fewer fields.
  • Fields that you must complete are indicated with an asterisk (*).
Procedure:
  1. Select the check boxes that correspond to the searches that you want to run.
    The available fields change depending on the searches that you select.
  2. Complete the fields that are associated with your search.

    The following table describes the possible fields.

    Field Description
    SSN Enter the SSN (Social Security number) with or without dashes (for example, 123456789, 123-45-6789, 123 45 6789, or 6789).
    Last Name Enter the last name.
    First Name Enter the first name.
    Street Address Enter the street address.
    City Enter the city.
    State Select the state.
    ZIP Code Enter a ZIP Code (for example, 12345 or 12345-6789).
    Phone Enter a complete telephone number with or without dashes, periods, or an area code (for example, 1234567891, (123)4567891, 123 456 7891, 123 4567891, 123-456-7891, 123.456.7891, 456-7891, or (123) 456 7891).
    Date of Birth Enter the date of birth using the MM/dd/yyyy format.
    Search OFAC Select Search OFAC to search only the OFAC list. This list includes the PLC list. Your results may also contain aliases for an individual. Results may include the full name, address, source, and remarks (for example, Name Type, Other Names, Date of Birth, Expiration Date, Place of Birth, Vessel Owner, and Vessel Type).
    Search OFAC & Other Watchlists Select Search OFAC & Other Watchlists to search the OFAC list and other watchlists. For information about the lists that are included, see Other Watch Lists.
    Company Name Enter the name of the company.
    Assessor Parcel Number Enter the assessor parcel number of the property. You can enter this number instead of entering the location information fields for the company in a Property History search.
  3. To associate your search with a customer or a topic, provide a label (for example, the customer's name or a topic name) in the Reference ID field.
    The History function lets you view the searches that are associated with a reference ID.
    Note Your organization may require a reference ID in a particular format. Additionally, the contents of this field may be automatically completed or the field may have restrictions that are configured by your administrator.
  4. Click Search.
