Judgments & Liens Source

The Judgments and Liens source includes judgments and liens that were filed with state courts, and where a monetary amount is awarded.

Landlord/tenant disputes (unlawful detainer) are available in all states. A Y/N flag indicates whether the case is a landlord/tenant dispute. If the Landlord/tenant dispute field equals Y for yes, then the parties are a landlord and a tenant. When the field equals N for no, the case did not involve a landlord or a tenant.

Additional Notes

  • Judgments that are filed in the federal district civil or criminal courts are not included.
  • The data supplier only collects records if a defendant's address is in the original county court filing.
  • Civil new filings are found in select jurisdictions and indicate that an action is pending. If adjudicated, then LexisNexis® Risk Solutions collects either the civil or small claims judgment.
  • Adversary proceedings filed under the Federal Rules of Bankruptcy, Part VII, are only contained in historical New Jersey judgment and lien filings.
  • Equity judgments or probate filings are not included.
  • Abstract of judgments are not collected if the original judgment is not available.

The FCRA (Fair Credit Reporting Act) (15 U.S.C. sec 1681) prohibits the use of information from the file to determine a consumer's eligibility for credit or insurance for personal, family or household purposes, employment, or a government license or benefit.
