Property History Plus Report

The Property History Plus Report is designed to quickly identify undisclosed relationships between entities that can help you detect potential fraudulent loans within existing and potential portfolios.

In addition, this quick and compelling online report helps you detect fraud and mitigate the following types of risk:

  • Relationship risk
  • Collateral risk
  • Transactional risk

    For example, this type of risk includes properties that are flipped for a high profit within a short amount of time.

Reports and results may contain risk indicator flags. Risk indicator flags indicate a potential risk that may need further investigation. For information about risk indicator flags and other informational icons, see Informational and Risk Indicator Icons.

Report Section Descriptions

The following table contains descriptions for each section of the report.

Section Description
Header Information This section provides general information about the report.
Results Generated
This line contains the date and the time when the report was generated.
Search Terms
This line displays the search terms that you entered into the search form.
Timeline Visual representation of the transfer of ownership of a property

Mortgage events are not included on the timeline. Choose a date range in the Range list in the upper-right corner of the table to change the time frame of the invents in this section.

The following icons may appear in this section:
Default
Indicates that the property is or was in default based on LexisNexis® Risk Solutions property records.
Flip
Indicates that the property was sold within 180 days of the prior purchase.
Foreclosure
Indicates that the property is or was in foreclosure based on property records at LexisNexis Risk Solutions.
High Profit
Indicates that the current buyer paid 10 percent or more than what the seller paid within 12 months, or 20 percent or more within 24 months.
In Network
Indicates that the parties of the transaction share a mutual associate within two degrees.
Transfer of Ownership
Indicates that there was a transfer of ownership from a buyer to a seller with no suspicious conditions.
Property Information Includes the most recent data that LexisNexis Risk Solutions receives from county tax assessment records

Images of the property appear on the right side of the report if the user agreed to the terms and conditions on the Property History Plus search form.

Transaction History Contains the following information about past sales:
Sale Graph
This subsection is a visual representation of the sales history of the property. The ZIP Code and ZIP Code+4 averages for the property location are included for reference on the graph. Point to the points on the graph to view more details.
Transaction History
This subsection provides the transaction history. It includes county-recorded deeds, mortgages, and tax-assessor records from two data sources, listed in the Source column.

The Transaction History table contains the following items:

  • Sales date
  • Parties involved in the sale
  • Relationship between the parties, if applicable
  • Buyer/seller risk indicators
  • Transaction risk indicators
  • Percentage gain or loss
  • Number of days between sales dates
  • Sales amount
  • Document type
  • Lender information
  • Mortgage amount
  • Recording date
  • Source
  • Property risk indicators

Click a date range in the Date Range list in the upper-right corner of the table.

Click Download to Excel to download the transaction history.
Current Residents Displays information about individuals who live at the residence as of the dates that are listed in the Date column

Click Get Report in the Actions column to run a Person Report on the subject.
