Verification of Occupancy Report

The LexisNexis® Verification of Occupancy Report summarizes the weight of evidence that an individual occupied a target property at a given point in time. The report may be run in current-date mode or point-in-time mode.

Reports and results contain elements that provide information to help you complete additional research actions.

Report Section Descriptions

The following table contains descriptions for each section of the report.

Header Information This section provides general information about the report.
Generated On
This line displays the date and the time when the report was generated.
Search Terms
This line displays the search terms that you entered into the search form.
Report Created For
This line displays who the report was created for.
Person Summary Contains an overview of the report subject

This section contains the best contact information and a summary of the subject’s identifying information.

Best information is typically the most current and most complete information that LexisNexis® Risk Solutions has for an individual.

note.png Because a subject may own multiple residential properties or seasonal addresses, the transition between addresses, or data errors, a subject may have more than one current address.
This section includes the subject's LexID® number, SSN (Social Security number), DOB (date of birth), and email address information.

Target Property Summary Contains a summary of the property that you want to verify for occupancy evaluation

This section includes the following information:

  • The full and most complete form of the address
  • The date range in which the address was attributed to the subject
  • The county where the property is located
  • The property characteristics, if available (for example, seasonal, correctional facility, commercial address, or vacant).
  • The property type (for example, single-family, multi-family, PO Box, business, or other)

Ownership Status and Property Type Displays a summary of the likely ownership of the target property

Possible values include the following ownership types:

  • Subject owns the target property, and the property is likely a primary residence
  • Subject owns the target property, and the property is likely a second home
  • Subject owns the target property, and the property is likely a rental property
  • Subject owns the target property, and the property is likely vacant
  • Subject does not own the property

Headings are hyperlinks that direct you to the corresponding section of the report for more details. Alerts are triggered when a higher level of risk is encountered.

The following subsections are available:
Confirming Sources
Level of evidence from credit bureau header records and public record data that the target property is or was the most-recently reported property based on the input date.
Address History
Level of evidence that the target property is or was the most-recently reported address and a uniquely-reported address based on the input date.
Phone & Utility History
Level of evidence of existing utility services.
Property Ownership Status
Level of evidence of the subject's ownership based on the address deed and tax records.
Identities Associated with Target Property
Level of evidence of first-degree relatives or associated identities.
Property Mailing Characteristics
Level of evidence that the deed or tax assessment mailing addresses match the target property address.
Prior Address Evidence of Move
Level of evidence that the subject recently moved and is more likely to reside at the target address.
Prior Residents Move Evidence
Level of evidence that the prior residents of the target address moved and are unlikely to occupy the target address.
Occupancy Override
Indicates whether evidence exists that the subject was deceased or incarcerated as of the input date.
Other Owned Property Proximity
Approximate distance in miles between the target property and the nearest additional property that is owned by the subject.
Confirming Sources Contains the identifying credit bureau header records and public record data sources that are found to support occupancy evaluation

The From-To column lists the first-seen dates and last-seen dates from each reporting source.

Phone & Utility History Contains the identifying phone and utility sources that are found to support occupancy evidence

The Service Connect Date column lists the first-seen occurrence of service as reported from the provider. If available, end dates are provided from the source.

Other Real Estate Owned Contains information pertaining to real estate assets that are associated with the subject

Properties are displayed by the most recent property that is associated with the subject to the oldest property. Properties that the data indicates as still owned by the subject are displayed first with a current status.

If the Verification of Occupancy Report is run with a past date, properties that were owned at the time of the occupancy evaluation are listed below an As Of Date section.

The Actions column contains links for additional reports that you can run.

Identities Associated with Target Property Contains identities who are associated with the target property as of the input date

In addition, the LexID, the date range in which the address was attributed to the subject, and the relationship to the subject are returned. The From-To column lists first-seen dates and last-seen dates as provided by various sources.

The Actions column contains links that provide person reports for the identities who are associated with the target property.
